How customers find a realtor in Canada

Most people find a realtor through a referral, a past relationship, an open house or a listing, and then check the agent online before calling. The website rarely produces the first contact on its own; it confirms or kills the decision. The exception is neighbourhood expertise: a searcher asking about a specific community, and increasingly asking an AI assistant, can find an agent whose pages answer the question.

Google states that its AI features in Search use the core Search index and ranking systems with no special requirements beyond standard SEO practice. For an agent, that means real neighbourhood content, accurate business information and a fast site are what get surfaced, in classic results and in AI summaries alike. Thin pages generated for every suburb do not help and we do not build them.

Automation and CRM for realtors

Real estate follow-up fails because it has to last months and the agent is busy. Compliance and trust

Real estate is regulated provincially (Ontario's RECO and British Columbia's BCFSA are examples), and regulators and brokerages set advertising rules on matters such as displaying the brokerage name, using the correct registrant title, and advertising listings only with the seller's consent. Confirm the rules that apply to you and your brokerage before the site is built; we design the identification blocks so they are consistent on every page.

Follow-up emails and texts are commercial electronic messages under CASL, so consent is captured on every form and every message carries identification and an unsubscribe option. Forms collect personal information and should carry a privacy notice under PIPEDA or the equivalent provincial law. Quebec agents must make the site available in French. The site never promises a sale price or a time to sell.

Can I have my own site if my brokerage provides one?

Usually yes, subject to your brokerage's policy and your regulator's advertising rules on identification. Many agents run a personal site alongside the brokerage template. Confirm the rules with your broker of record first.

Can listings appear on my site?

Where your board's data feed and rules allow, yes, with the required attribution. Otherwise your own listings are published from the CMS with the seller's consent.

Is a months-long email sequence allowed under CASL?

Yes, with consent captured at the form, identification in every message and a working unsubscribe. We build the sequence that way from the start.
